How can I obtain a quote?

To start the process of obtaining a quote from us we ask that you fill in your information on the contact us page. Once your contact information has been entered it will take you through to our questionnaire. Here, we ask you for a basic outline of your enquiry to see if we are able to assist you. This will ask you about the number and type of rooms you are looking to add to your home, the basic type of materials you would like to use such as roofing and flooring. We will also ask whether you have plans, what your budget is and your timeframes for the build. – If you already have plans and/or DA/CC/CDC approval, please attach them to the questionnaire along with any additional surveys, engineering plans, reports that you may have. Once we have received your details, the builder will review the information and we will contact you for further details or to schedule an appointment for him to meet with you ahead of providing you with a detailed quote.

I don’t know what my budget is, why do I have to provide one?

Don’t overthink this! We don’t expect you to know how much the build will cost. However, as the home owner you will have an idea of how much you have/can borrow to complete the works. We need to know this so that we can advise you if this amount is realistic. We don’t want to waste your time and we will be honest and upfront with you right from the start.

I have plans, can you build based on these plans?

Through our extensive experience building additions and extensions, we have found that when we are presented with plans provided by an external provider, these often do not take into consideration the real cost of building. To address this challenge we make sure that we look after the entire process from start to finish. We will work with you to create plans that will align with your quote. If you have had plans prepared in advance, we ask you to set these aside and work with us and our draftsperson to ensure that we can tailor your addition utilising the most cost-effective design that takes into consideration all the intricacies and requirements of building an addition or extension. Through our extensive experience in building additions and extensions, we know what can work, what is achievable in line with build cost expectations and what to avoid when designing an addition or extension. This experience ensures that we know what is the best way to utilise the funds you have available to achieve the best outcome for you and your family.

How can I request a quote?

You can download our first floor addition packages. The packages will provide you with an initial indication on build costs for our standard packages.

Already have plans? Simply complete this form and provide us with key details about your project, including the number and type of rooms, your budget and timeframe. You can also include supporting documents, such as existing plans or approvals (DA/CC/CDC).

From there, you can book either a phone or onsite consultation with our builder to discuss your project in detail. Following your consultation, we’ll prepare a tailored Build Cost Estimate based on your proposed addition and requirements.

How much does a first floor addition cost?

It varies based on your project’s specific requirements. We typically consider factors such as room type and size, chosen materials (brick, cladding, tiles) and allowances for finishes like internal fixtures. Discuss your requirements with our builder, and we’ll provide you with a detailed estimate.

How long will it take a first floor addition to build?

The typical build time is around 10 to 14 weeks for a standard 70m² first floor addition. Larger projects or those with more complex inclusions may take longer, and external factors such as weather conditions or supplier delays can also impact the timeline.

Do we need to move out during construction?

For safety reasons, you’ll need to vacate your home during the demolition and floor frame installation stages of the first floor addition, as power will be disconnected for approximately two weeks. Once this critical phase is complete, you may choose to return while the remaining work is carried out. Safety is our top priority, and any potential risks will be clearly communicated throughout the process.

Can I add a first floor if my home isn’t made of brick?

Absolutely. During the planning process, a structural engineer will assess your home to confirm it can support the addition. If necessary, they may recommend additional steel to reinforce the new upper level.

Can I add a first floor if my home has steel framing?

Unfortunately, no. Steel-framed homes must be designed for two storeys from the start, as they cannot support added loads after construction.

We chose 32 Degrees for our 2nd storey addition after doing some research, chatting with past clients, and checking out one of their completed projects. Looking back now that everything's finished, we're absolutely thrilled. Not just with the final result, but with the whole building experience. The workmanship is of high quality, and everyone we dealt with at 32 Degrees was friendly, professional and approachable. The project management and communication was outstanding from start to finish! They were always on top of things, communicated any small changes that invariably happen, and finished the project slightly ahead of schedule. I had a few casual chats with different sub-contractors during the build, and it really struck me how highly they all spoke of 32 Degrees, even in private conversations when the team wasn't around. You can always learn a lot about someone by what people say about them 'behind their back', and in this case, it just confirmed we'd made the right choice. I sincerely hope we never have to do another renovation.:) But if we did, I wouldn't hesitate for one moment about choosing 32 Degrees again.

My name is Henry and I am a professional bathroom and kitchen renovator based in Hornsby. I had been searching for a builder to extend my house and had contacted several local builders, but none could provide the accurate information I needed. From design to completion, Victoria managed the entire process excellently. Every step was carefully guided, and all work was carried out properly and efficiently. We enlisted 32 degrees to do a 86sqm second floor addition as well as a small extension to the ground floor and enclosure of carport into a garage. This was the first time embarking on a larger project. We approached 32 Degrees with a tender as we had plans drawn up. From the first contact with Beau and Alex for the initial quote, the process was very professional and timely. The quote has a fee, but is very detailed. After deciding to proceed, the HIA fixed price contract was drawn up. All additions and changes were discussed in the pre-start meeting so all parties are aware. The buildertrend app also gives you direct access to the selections, schedule and contact with the team on the ground and in the office so you have complete oversight of what is happening. The build was expected to take 14 weeks but was completed in 11. The entire process was very well organised, the team were very respectful of the neighbours and property. We had regular communication on site and on the app with Denny, Jonathan and Alex which gave us confidence in the progress when we could not visit. We had an unfortunate issue with the weather and some damage, however this was all covered and the house is better than new. Back in the office, Mali, Victoria and Emily were across all the selections, schedules and happy to help out with any questions, no matter how basic they may have been. To note, interior painting, flooring, landscaping are not included, but all of these details are in the contract and very transparent. Finally, the price was pretty much what we were expecting given the size of the addition (including a few additions which we had requested). Overall, the best compliment we could give is that we would happily go through this process again with 32 Degrees!

We had a really good building experience with 32 Degrees as they managed the renovation and extension of our home in Gladesville. Compared to other friends our build was quick, to deadline and there was barely a day that went by without someone on site. No building process is perfect or lacking stress but they were quick to address any concerns and we were very clear up front to ensure transparency of cost. We were very involved in the process and had to work hard to ensure open communication. The design process was consultative and we had minimal defects. We are incredibly pleased with the result and it has significantly changed our life as a family so our spaces now work for us.

I have put my 5 star rating into 5 parts of the build. Design - unbelievably helpful and professional throughout the design process. They offered suggestions and guidance throughout the whole design process. Administration - great effort by all, especially as they were in transit to move their office to a different location. Progress on Build - this was driven by an app and if you weren't familiar with using their app, they were available to answer questions, offer support and guide you through the app. This was particularly helpful and appreciated when making adjustments. Construction - the team of employees responsible for the construction were excellent. They were very organised and implemented all parts of the build efficiently. They are a credit to their company. Their communication was second to none as they always kept you informed. Completion - our extension was completed on time and the quality was better than expedited Things to know:- Cost of things that you have no control over such as Council - do your homework Additional cost - upgrades to improve the build - internal and external End of construction - Additional cost such as painting on ground level - internal and external including new staircase and house structure and surroundings

We had a large scale reno with 32 Degrees including a first floor addition and ground floor demo and extension. We were beyond happy with how it turned out. The whole process was stress-free (which was opposite the experience of a lot of our friends who’ve done renos in the past). They completed the project without any delays. This was important since we moved out during the build so we were paying rent and mortgage at the same time, so we really appreciated that they delivered even ahead of time. Communication throughout the reno was great both from head office and team on the ground. There’s transparency on timelines and costs with their online portal which was easy to access anytime. Nothing is too difficult, no dramas across anything we raised to anyone – whether that’s Shannan or Victoria at the office, or Denny who managed the onsite team. We also had a great experience with their partners Sydney Drafting who managed our plans and DA submissions. The process was great, and the outcome even better.

32 Degrees did a first floor addition + major ground floor renovation at our home over 2022-2023 (downstairs scope included knocking down & reframing internal walls, all new windows, bi-folds, new kitchen, lighting, + decking at front and back). Overall, we had a great experience and are happy we chose 32 Degrees as our builders. They were fast and efficient - we'd thought the original timeline was optimistic, but the onsite team either met or surpassed the expectations on a weekly basis. A rarity in the industry where deadlines are often pushed out (and brilliant for us as our build was finished as expected). Both the office staff (we worked primarily with Victoria and Liam) and the on-site team were always quick to come back on any queries that we had, and there was never any hesitation to answer any of our questions. Post-build experience has also been great; the team have been responsive to the handful of minor warranty requests that we've had. Thanks so much for working with us on our renovation! We had a fabulous experience with 32Degrees overall. From meeting with Alistair right at the beginning of the process, working with the trades on site, right through to every team member that we had contact with. A big shout out to Denny, Shannan and Victoria for always being extremely professional. They were always available to answer queries and provide reassurance through the CoConstruct app, via phone and email. Another big, big thank you to the roofers, who worked like machines to get our roof on before torrential rain was forecast. The build was completed under the estimated timeframe which proves it can be done. We would highly recommend 32 Degrees to do your renovation!

Really enjoyed the 32 degrees building experience. We got a lovely second floor addition built in a very fast time. They kept the place clean, no skips, just regular visits with their rubbish removal truck that was great. We lived in the property for the duration of the work, and they were always courteous and considerate. They did lots of little extra things to go that extra mile, and put up with my daily questions. Was a really great experience, and the result was better than I had imagined, so really pleased. Also they were VERY cost competitive compared to many other quotes that I had received.

From Day 1 when I engaged 32 Degrees (Smart Home) via their website to the day my build was completed, I have nothing but positive things to say. Everything was organise with precision. From the first consultation, the quote, the CDC Approvals, the architecture, the build, and the finish. The best thing about the Smart Home Team is that the whole build was organise so perfectly. Every day the team would come and finish what was planned. I am given an app to track the progress and what will happen the next day, the next week, the next month. There was never any doubt that they will not turn up or delay. Everything was well planned. Completed in 3 months as promised. Everybody was professional and friendly. That’s what you want from a builder. My family and I are super happy with the build as it’s given us more space and it drastically increased the value of our home.

Our dreamhome journey started with 32 degrees few years before meeting the team personally. I was following them in social media more than a year and after narrowing down our search to best team, we meet Alister. From the phase of consultation to the completion - 32 Degrees performed their best. It was difficult circumstances due to pandemic. Our work was stopped for few months and we had to stay longer in construction site. However 32degrees have taken care for all the issues arising. All the staffs are amazing, friendly, polite, caring. They did a second story addition and first floor remodeling. Contract was reasonable. Everything was done on time on budget. 12 weeks and we got to stay at home. The builders were all terrific. Danny was in control. I never felt awkward and the guys from all sections cleaned up daily. Not only were they professional but they were caring worked hard and had everything done on time as per the contract.
